In competitive markets finding deals is 99% of the challenge and if you do so finding a partner to jv with you should be easily accomplished (find one in Southern California and I will partner with you and provide all the funds and systems to get it rehabbed and sold.) 

Hi All, My investment fund is looking to start operations in Ohio - looking to the Central and Southern areas - Columbus, Dayton, and Cincinnati.  

I'm just curious if I need to consider significantly different estimates if I invest in Southern California or if I end up investing out of state.

However get closer to Boston and besides Black Diamond Waltham there are a bunch of other options all up and down from the Cape to Southern NH.

I lived in southern California and Portland, OR prior to moving to Orlando, and I was really surprised by the lack of small multi-family here.
