The way I see it is that MIRR accounts for IRR's two short-comings: 1) potentially having multiple solutions when the cash flow from the investment goes from positive to negative and vice-versa, and 2) assuming that you can reinvest your positive cash flow from the investment at the same rate of return you expect your investment to make (the IRR).

This particular company also covers the seller from the day they buy the plan to closing, then covers the buyer for 13 months.FULL DISCLOSURE: I have no relationship with Home Warranty of America, except having been a customer and referring others to them.

So far, the “referred” people/co have been new trying to break in, or are trying to practice real estate on the side.It seems like 1) they can’t focus on the PM duties, 2) or they’re trying to get a piece of the pie, or 3) they are bringing in other non-PM people to work.This past week was rough.
