I am currently trying to identify Real Estate savvy CPA's in the location where the rentals will be as I am a resident of Texas and not NY and I am new to real estate investing.

I would agree with the thought that if you are looking for cashflow look to another area where there is cashflow.  

Where are the most opportunities arising?

I'm going to attempt to get an answer from Fincen itself, although I've seen where that isn't likely to happen. 

You would want to make sure your insurance is buttoned up as that is where you would get hit if a lawsuit happens. 

Rarely does it make sense to file a claim where a monetary collection objective exists unless there's insurance proceeds potentially waiting for you at the end of the tunnel.

Where did you find the agent?

To be honest am unsure where to start after buying raw commercial land.

I am looking at an opportunity in my local area where there is a multiple unit mobile home park for sale.
