You can hold the tenants responsible in that way.But to echo what the folks here are saying, sitting down and having a conversation with either party regarding their break-up and the present situation would be a no-go for me.

Considering airbnb's downtown, long term rentals in up and coming areas near burns park, fixer uppers...pretty much anything except student housing - that feels hard!  

You need to know how to run numbers and figure out what makes a property a good flip or solid long-term rental.

It is good for you if the plan shows the area turning residential, but not if the long term plan is for commercial.
