My question is, will it be a better decision to put 20% down on the property I purchase in order to avoid PMI; or to put 5% down and use the extra cash to potentially line my self up for another acquisition in the near future?

You could argue anticipatory repudiation, in defense, if needed…You would want to include an exhibit to your complaint demonstrating the tenants intent, in writing, and supply a very detailed and complete declaration. 

The property is quite a ways away from me making self management a nightmare. 

I am pretty independent and a self starter so on one hand I would like to go out alone.

NOBODY will care for your property better than you will; to the PM, it's just a job.So unless the property is beyond a reasonable drive from you, I'ld stay with self-management. 

If a foreclosure defense attorney had the owner's best interest at heart, they would have recommended a sale long ago.

I found my self talking to my mom the other day and she has been in the middle of a refinance and I started asking her what was the appraisal, how much are you pulling out, how much will you have left over, what will you owe and I actually was able to question like a pro it was pretty interesting.

I also just received an email from the buyer this morning stating he is holding out this month's payment and future payments in case he needs them for legal defense.
