I have taken a liking to Self Storage as an investment property and was hoping to get some recommendations on books for the basics when it comes to finding a good deal, properly insuring for any liabilities, mortgage loans etc. 

In fact, no one was doing PM properly in the area so we started to offer our services, the same things we were doing for our own investments out to our client base and boy did that take off.  

First and foremost I'm looking to find a partner, that way we could pool our knowledge and resources and find a good deal, as for the location of the property, I'm hoping to find a small multi-family in SLC proper, specifically The Rose Park area.

Make sure you get with a title company (or a fellow investor) to help you draft the documents the proper way but the sky is the limit here.

Being a GC, Property Manager, and Investor myself, I can tell you first hand having the proper team in place is crucial.  

Anyone who owns apartments or understands everything involved could please message me to help me make sure I do everything properly, so I don't screw myself when investing in a potential apartment complex I'm looking at.

Proper notice should be given to the tenants already.

Some markets will have appreciation and may not cash flow day one, and some will not appreciate much if at all and cash flow great if managed properly.

Just be sure to operate them properly so as not to pierce your corporate veil.
