Thats a HUGE difference at that price point, so unless you can come out of pocket with some cash, or unless the seller is very desperate and in a hurry to sell, this could be a dead deal

Both of my kids are big into sports and I also enjoy playing sports.

Further, the Statute of Fraud may also come into play.

I choose both (or an opportunity to achieve both) or I don't play.

How did it play out?

I've had heaters go out in the dead of winter, floods during heavy rain, bed bugs, fires, squatters and a few more. 

Me, I would never rock the boat in the dead of Winter. 

These types of deals typically would be a yield play, or tax shelter for folks looking to deploy capital (early in the build).

You shouldn't spend all your time playing detective on behalf of others.
