I've personally seen concessions up to 8 weeks free plus a 6 hours of free moving as an example for what some apartments are offering as concessions to fill up their communities.As the market continues to evolve and more apartment communities become available I suspect there will be more concessions for renters to take advtange of as supply begins to outpace demand.

Hello BiggerPockets Community,I'm new to the world of real estate investing and am looking to start my first LLC to better manage my properties and protect my personal assets.

I have personally replaced the pilot assembly in a gas-fired water heater.

Originally I wanted to operate a personal care home, however would much rather rent the home to an operator with hopes to negotiate higher rent.

Of course the adage is "if the numbers work" but what areas inside 1604 do you think with will grow the fastest or be the best to consider for flipping for homes under 400k ARV Hey Nathan, I personally like the top half of the map. north 281 will grow faster than the other sides imo as well.   

Personally I am open to what people may consider more "fringe" or bad areas.
