I am hoping to get into assisted living multi family  or flipping preferably in the Daytona Beach  Port Orange or Palm Coast areas but I'm open to anything.

This may be hard to achieve in north orange county.  

I am in Orange County, nothing is affordable here and therefore will possibly 1031 exchange into something out of state, multifamily to use my equity to bring better COI.

Jersey City, Newark and Orange are all good investment areas.  

I walked a couple of investors a few weeks ago when I started to try to penetrate the residential market, there are three issues that I encountered, 1) most of them don't know what they want, not even a floor plan with scope of work, which renders the bids from us contractors like comparing an orange, an apple and a rotten grape. 2) They want the best contractor with the cheapest price, the best quality and to be done yesterday.
