Hiring a VA is like hiring anyone else, and sometimes more difficult since they're remote and you can't sit down and show them the ropes every day for a month until they learn it all- relocation, you might not have to relocate, I know there was one property manager on peter lohmanns podcast who only does remote PM, but they have some employees in the area in which they manage, so that might be worth finding and listening to.

It was around 45 days out from the end of the lease term (June 30th) for my tenants per the lease they signed and I physically had to ask the status of my tenants receiving a lease renewal and not one, but two property managers have no idea if my tenants had been sent a lease renewal nor did the property managers make any attempt to reach out to me to check in and see what I wanted to do as the landlord with a lease renewal.

While both are dependent on the bank / lender, getting a HELOC on an owner occupied loan is more feasible than getting one on an investment property.

One thing to be aware of regarding insurance- Once you submit the claim, no matter the dollar amount paid (even $0), it will be on your record for 5 years.

Secondly I just finished "Real Estate by the Numbers" also by Dave Meyer - even though I have a business degree and am actively involved in investing it was a really great refresher on not just the numbers and theories involved in real estate decisions but also the pros and cons of different return metrics and how all the metrics relate to one another.
