Yes I know I could buy all cash then refinance to pull my cash out after close but see points 1 & 2.My final reason is that I can focus on the nuts and bolts of running my business, finding solid properties and managing my tenants, rather than out begging banks to give me a loan.

If some nut at a title company suggests a QCD ask for title insurance coverage on that conveyance,If a conveyance is not to or from a related party or entity, like partners, it is not the proper deed to be used!

Home Depot for the nuts and bolts by far and depending on your spend Home Depot is more contractor friendly.

Steve would have had the ability to settle down his roots here instead of being priced out of the NYC location.I know Investors tend to think of only in terms of Today and find it very unpredictable to think of tomorrow, but please remember that even Squirrels think about tomorrow as they put away their Nuts for the Winter.

Investors out of state count on me from soup to nuts throughout the purchase to rehab to exit strategy for their investments.

We have guys around here that snap them up for the influx of fruit pickers & other farm hands.

I did buy a River front home last year out of Portland Columbia river Frontage was thinking about doing short term I rented it one weekend and they drove me nuts so its not something I want to do personally since we would use the house to. 

I emailed him but he didn't reply when I asked him what the 27 areas are and it's driving me nuts!
