Just clean it, make repairs and new paint, pressure wash etc. 

It's purely based on comps but the comps have downward pressure. 

If you are in dense residential areaoften you will see and hear of pressure issues in cities that cause water backup in whole neighborhoods.  

We like buying off market properties because there is much less pressure of competing offers and timelines.

From what I hear at the local REIA meetings and bigger pockets meetups, most folks (myself included) are looking more in the surrounding areas now: Rocky Mount, Fayetteville, Knightdale, Wake Forest, Sanford, Burlington to name a few.  

Eventually the police will start putting pressure on the management company.

We also have a paragraph regarding "Alterations", which prohibits things such as mounting a big flat screen, painting, and similarly significant issues.

Some have mounted or free-standing microwaves.
