@Imthiaz Ahmed The 4-unit limit is I believe a Fannie Mae and Freddie Mac limitation: http://www.freddiemac.com/singlefamily/news/2017/1128_loan_limits.htmlAnything beyond that, and your investment is no longer backed by the government, which is why you can get the lowest rates on conventional loans (i.e. less risk).The question to ask yourself is, is a commercial loan all that bad?

I deal with the tenants-- take phone calls, screen applicants, show apartments, collect rent, deal with maintenance issues (scheduling and hiring), find properties, market properties, plan renovations, buy renovation materials, assist with renovations and do bookkeeping for rent collections.

I did this because I have aspirations to invest internationally in several locations in central and south America and didn't want to just talk the talk or be a wantrepreneur, rather put myself in the field and put the building blocks together myself..I am currently waiting for the CA Bureau to approve my license application so I can take the test to receive my RE license (completed the course work in Spring of 2018 while going to school full time, working part time).
