I have been trying to Google it and there's so many different things, that I'm not sure what I'm supposed to be submitting or not.  

I've searched around and came across a few poorly designed websites on Google with no reviews anywhere who offer the rental listings.  

I don’t have the money to use mailers at the moment, but I have found that Facebook ads and Google ads are VERY efficient.

However, I am confident that I would be able to successfully generate buyer and seller leads at scale using Google/Facebook/Instagram ads, so I am tempted.I've also thought about using my marketing experience to get leads for distressed properties and then wholesale them, but again I'm a newbie when it comes to investing in real estate, so I don't even know if that's practical in my area (Seattle).Are there any other paths I could take that comes to mind?

I use pacer.gov to search court cases, which is very useful. 

So of course I went online and searched for several real estate sites.
