Investment Info:Small multi-family (2-4 units) buy & hold investment.

I lived in an owner-occupied building with 2 total units. 

It seems as if there will be some upgrading of the units, are you anticipating a sale or refinancing out of the subject to different mortgage afterwards or is that the long term debt instrument you want to keep?

I am in contract with a 3 family multi unit property.

I own a fractional interest in over 2,500 units today, and I don't have to hassle with tenants or lenders or inspectors or insurance or contractors or property managers.

Can you truly afford to hold the unit for months without any income from it?  

Most of our units in Central Texas are running HVAC, water heater, microwave and stove on 100A service.  

You should be getting rental income from the other units.

I myself back 15 years ago was involved in a running legal battle with the HOA of a unit I obtained ownership of by note foreclosure.
