What are my options?

So just an option to look at.  

But, should be your fall back option, not your first option. 

Local REI meetups tend to be a good option to find good PMs (especially high touch MTR PM). 

One perk of working with a solo operator is that there ARE options. 

I hosted attorney panels in local REI clubs, and there never was any consensus.In our great state of Texas, your best option could be a Series LLC: one LLC that has individual compartments for each property.

If you are looking to B&H than Cape Coral may be a better option as home prices are still decreasing and it is a great time to buy.

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

I haven't seen any posts about this option and was very curious to see if any investors would be willing to share their thoughts or experiences.  

Is the pool decking crumbling and need replaced with all new furniture?
