Anywhere from $500 - $2500+ depending on the insert you install and whether you run the vent and exhaust up the old flu or cap the flu and vent/exhaust through the side of the house/chimney.If you hire out the entire job, expect to be in the $1K - $1200 range.

These are really questions for your attorney - the more typical scenario for a jv like this is you have a new LLC where you are the manager of the LLC and the investor also owns a percentage of it.that way you don't have to deal with transferring it etc.

They sold two appreciated duplexes in Dallas and we turned them into 8 units in Mesa, AZ with higher cash-flow, and much closer proximity to Southern California.I'll add to your Phoenix "pros" list:1) Landlord friendly rental rules2) Easy evictions in < 30 days3) Rents are rising faster (on a % basis) than many other metro areas4) Low property taxes (and the property taxes don't sky rocket after a purchase as they do in CA)5) Very low vacancy and extremely high tenant demand.

Purchase price: $271,000 this is the first property I bought, I put 0% down on this, it cashflows me about $350 a month. this property was a good investment, and I think I got lucky. my real estate agent found this for me as it wasn't being sold on market. truly a gem.
