As a note buyer, the faster I can turn my investment at my required yield, the more valuable that deal should be to me.Generally, with a broker, you will be facing a required yield and the income stream as well as the principalwill be brought back to it's present value with little regard to economic influences, unless you have a very large loan.Hope that helps.BTW, just got back from Missouri State wiining the Valley Conference....go Bears!

But unfortunately, most of the time an agent is just after the commission and the easier and faster they get the commission, the better.That is why I find it easier to deal with the seller directly when it comes to owner financing, lease option, etc.

Just to update my post from earlier this year, we raised the rent on two of our rentals recently and our most recent vacancy went faster, and for $55 more a month, than planned when we bought the place.We're still a little concerned that one of our tenants decided to go month-to-month on their lease, but they are a family of five (1 in college) that came from a large 5 BR house and are currently "shoehorned" into our 3 BR rental, so I understand their desire to find a larger place.

You may be better off to submit deal to lender if you haven't talked w/them and see if they can approve short sale any faster.
