I know a lot of people have had bad experiences with their Realtors but if you have a good one, their data and experience can really benefit you. 

I'm hoping if I lay out the data, ya'll can tell me if I'm missing something or if this is solid! 

I'm 99% sure that "length of residence" actually means "length of ownership" in listsource.For them to know actual length of residence vs. ownership they'd have to have quite detailed rental data, and there is no indication that they do.

I think it would be easier for me to just make it to the bank to ensure it is remitted.  

It allows you to start EXTREMELY simple and free, while adding tools to your skill-set, without having to recreate or alter your data.

@Robyn Calvin I use a combination of data coming from reonomy (I'm not affiliated with them in any way) and county data coming from the county website.

They exist to enforce rules to protect property values, ensure a clean, safe, functional neighborhood, etc.

If you have guidance on how to best start a project like this and what I would be asking the surveyor and engineering report request would look like (I'm unclear on what to even ask for).Thank again and If we can work together through this process I would certainly feel the obligation to ensure that you were the sellers agent for finished products.

If I'm not careful the data can be misrepresentative from housing block to block.

The entire park is being listed under a single property.I know people like to bash Zillow, but for all its shortcomings, they have pretty good data gathering algorithms.
