Not one time has the existence of my license even entered into the conversation except that I disclose it in my PPMs (which, by the way, does nothing but enhance my credibility).Off-topic, but since it was mentioned several times above, I don't take commissions on my multifamily acquisitions. 

I'm glad I went through this exercise, it taught me a lot very fast.

During the term of the lease you are given the ability to exercise your option to purchase for a previously agreed upon price.

John,As an exercise, I've used a couple generalized numbers.

There have been changes over the past year to comply with new regulations and a there are a few enhancements.

This is an interesting exercise.  

The tenant and I have agreed upon a purchase price and there is an option to purchase clause but there are no "triggering events" for the option to be exercised by the tenant, they can buy the house at any point in there lease or they can walk away if they so choose.
