This has me doubting the proclaimed transparency of cozy.As a daytime software engineer with years experience in the banking industry, some of that time working on ACH products, I would be very interested to know what technical limitations they are claiming prevent faster processing unless you pay $3 / transaction.

. - The person who brought this deal to me has done business with this wholesaler before so that give me some peace as well- I just got information that there are some back taxes and liens that will be addressed through this assignment fee ( so its starting to make more sense to me now)- There is no doubt I will be doing more business with this wholesaler if this deal turns out to be what was projected(that will make him a competent one)- BTW, my exit strategy is keeping it as a rental and doing a cash-out-refi some time soon.

@Tony Reynolds,I don't know beyond a reasonable doubt, but I think the requirements to avoid capital gains are very specifically related to 1031 exchanges.Having never done one, I can't speak to it, but I've read enough to know that the handling of the funds is important from one transaction to the next.This is something I would definitely be talking to a RE attorney about, like tomorrow.As a side note, would the buyer be willing to renegotiate closing date to give you time to set up the 1031 exchange logistics?
Kristen Martin who's home owners insurance covers this?
