Other states like Ohio , Philadelphia, Baltimore and Delaware seems easier to get started in.

However, from where I'm standing TX and DE beat Florida any day in terms of business friendliness.

I'd like to potentially invest in a 4-unit property on the outskirts of Philadelphia (Delaware County).

Due to the annual $800 franchise tax that California enforces on residents and LLCs operated within the state, I tend to lean toward the Delaware Statutory Trust for my CA residents.

Partnering with an experienced investor could massively de-risk the investments properties but the return should not have the same extent of attenuation.

A house in the same cul-de-sac had this done last year.  

Hi @Steve Lott, if you’re an accredited investor and looking for an alternative to managing properties yourself there is an investment product called a DST (Delaware Statutory Trust) that might be beneficial for you to learn about if you decide to perform a 1031 exchange.
