We do have a deal that she can only use them for educational purposes until she is fully finished, then it's up to her to decide.The other advantage of this technique is that she is learning the business, both in having to get her hands dirty in the rehab and cleanup (TOTALLY what a 12/13 yo loves...not) , and now in following the financials of managing a rental.

I considered just paying him the final amount to get him out of my hair, but the only thing that stopped me is the fact that I am spending $12k to finish the entire job + clean up the original person's mess.

The drywall and cleanup can happen with active repaired pipes.Depending on how seriously inconvenienced they were, I would offer $100 min up to about 25% depending on the rent rate.

I like to invest in areas which were depressed, but have a new spark and attract young professionals.Thanks again everyone  I don't sell turkey products but I sat with Curtis and his group I'm very impressed with his knowledge.If I was going to buy out of state I would rather have someone spend $1,000 and fly to Charlotte or the market they choose.I would spend the day with Curtis and his team and I think you'll be very impressed with him and what they are doing for investors.Not only is he a real estate agent but he's also an investor so he understands what we're trying accomplish as investors.AlexBare with my message as my phone is recording me and too hard to clean up
