Septic companies around here dont clean drainfield lines , they just replace ( around $ 20K with the new systems ) So I am figuring on about 200 bucks in stone and 80 dollars in fittings and 100 in chemicals .

I would much rather have only my first mortgage balance left due on my house (I'd have $100K+ in equity if so), but life happens and I'm glad I at least hung on to things where I could and 'made' the money I did by buying low so that we could clean the slate and dive into the next chapter with clean credit.I've wanted to get an investment property since last year, but getting my RE license, and cleaning up my debt and finances to the point of shaving $1000+ off of monthly obligations is setting the foundation for what we will accomplish in the future. 

If they aren't keeping it clean, I take it out of the deposit when they leave.

Now that you have one under your belt it will probably be a little easier to get lending from other place with better terms?  

Then the goal setting and investing criteria setting are easier. 

While I know as dad's it is our prerogative to fix things for our kids and make everything easier, I think that she should feel the weight of $100K of debt as much as possible.

There will definitely be new laws, but so far it looks like they're going to make it slightly easier in areas where it is not currently (rezoning as mentioned), they may even promote the process in some way, and there may actually be a housing regulatory overhaul in general that will affect all rentals (long and short-term (though that is quite a ways off)).As with long-term rentals, there are plenty of "slumlords" on the Airbnb side.
