Definitely see what is common for the area, but for me personally, when I buy, I like to look at all possible exit strategies.

If they 100% refuse to deal and its take it/leave it, then you need to decide if you're willing to buy the house with that issue. 

It only makes sense to buy the pro membership if you plan to go to BPCON and aren't a pro member already. 

If I go into any market I'm ideally buying 1980 or newer.
