A lot of this may depend on your liquid position, ability to access data for the markets you're seeking to invest in, and the type of support you can have in any particular market.I can tell you TX is old faithful and you can get into deals with less out of pocket, but there is high competition and your margins may be lower than say GA.

It doesn't surprise me that they were able to get these deals sold, either to newer investors who didn't know the area well (or didn't have good estimating ability) or to more experienced investors who could do rehabs for lower prices.

I can't speak from experience, but a couple of advantages that are quite easy to pinpoint are access to the MLS, and the ability to earn commissions on transactions (or save them).
