The only thing different with a seller-financed transaction is the section of the agreement that addresses purchase price and financing. 

I never have to chase them and I've enjoyed the fact that my tenants contact me for maintenance concerns thru the app.  

I knew the markets well, partnered with someone and started growing a portfolio.But with the recent concerns surrounding the state expropriating property without compensation (https://www.bbc.com/news/world-africa-45026931), it raises a few concerns over property rights in the country.

@David Martin Jr I think the real question you should be asking yourself is why are you concerned with how much they have it under contract for?

You would be wise to obtain a Phase I Environmental Site Assessment to learn if there are any problems which will need to be addressed. 

If nothing else, it would show the tenant you are taking their concerns seriously.I would also do a search on the property history;   it's very possible the tenants did this as well, and uncovered something disturbing about the house that is the root of this.  

I have no proof that she was pocketing money from the maintenance stuff, but this was the first issue that tipped me off that there was a problem.I don’t have property management yet, but these are 100% my concerns of hiring one.
