There are still good deals to be had it just takes more effort, and creativity to find, and acquire them. keep looking and be conservative in your under writing.

I’ve been a teacher since ’94 and will be retiring in a few years.We want to acquire several more rental properties in the next few years.

I am interested in properties i've found via MLS/zillow,relator, etc that are less the desirable/old And after some additional research on my end learn how the current owner acquired the property.

I am also looking to purchase a multiplex in TN and may give up on doing a deal on some of the properties since I already have acquired 3 within last 2 months.

Looking into 2020, I would like to acquire 2 more units (with my partners) to continue to grow and learn.

So, as I acquire more properties, from that perspective, I would keep enough cash on hand to cover 6 months worth of each mortgage.
