Hey BP, I'm looking for some advice I'm looking to purchase a property in a cheaper market a few hours away (I live and work in the Orange County, CA area, which tends to be a pricier market). 

I've been looking in Westchester, Rockland and Orange Counties for either a BRRRR project or a Fix & Flip.

I did so, but this subcontractor had to travel from San Diego to Orange County to get paid.

I have since checked the crime area it is an orange to red crime area, that is why I say I am not surprised.
