I've checked out Airbnb listings in my area but only found a few listing.

It is possible that you would clear more money if you rehabbed the property and then listed it, however, that is not a guarantee.

In previous years there would always be 2-3 multi family properties available in my areas and I’ve only seen 1 new listing for 5 months now.

Specifically wondering if they award the FMR listed on the HUD site, if there is an abundant applicant pool, and if the housing authority is responsive. 

I do have a preferred vendors list that I have been curating since I've taken on management. 

Do you have a set list of expenses you work off? 

ie: pricing software, listing platforms other than Vrbo and Airbnb, digital guestbooks, integration software, direct booking sites, camera subscriptions, other subscriptions etc.Then what percentage of all this software is it of your net profits?

Is there a one stop shop to see all the regulations for each and every village, town, city, county or state.

There is also a "members only" website with a vendor list and lease documents.
