That means they don't have the financial means to afford your rental and are highly likely to default on the rent payment.I recommend you watch them like a hawk and start figuring out how to handle late payments, non-payment, and eviction immediately.

If you don't have the vision to have MANY airbnbs in Champaign I'd suggest figuring out a strategy you have a long term big vision.Pros:  High cash flow (if done right), typically properties are oddly better-taken care of, sexyCons:  Management/system intensive, always on call, regulation can change things instantly

Decent purchase price to rent ratioSome of the areas I'm looking into are:HaywardSan LeandroOakleyConcordPleasant HillBrentwoodTracyMantecaTurlockModestoSacramentoMy concern about some of the areas specifically in the Central Valley (often recommended here on BP) like Fresno, Turlock, etc, is that looking at numbers the appreciation doesn't seem to meet the mark for me (purchase price to rent ratio is decent, but equity isn't very good), so I'm generally focused more on the SF Bay Area.Any recommendations on cities or areas would be extremely helpful.

I think there are some sites that let you post land to camp on (i.e. tents).I'm not sure what the weather is like there as the only thing I know about new mexico is what I saw from breaking bad. :-)   But you might want to even consider putting up a yurt (glorified commercial tents that are relatively cheap) and furnishing it and then renting the place out on airbnb.Is there good fishing on that river?
