I don't really have any evidence that they new about the leaks accept that I noticed the leaks for the first time after there was heavy rain within 2 months of buying the house, but now 11 months have passed since I purchased the house.If I was going to go forward with this I would just get a quote from a contractor on how much it would cost to fix it and bring that to court as the amount that I want to collect in damages.

The price will be very low to reflect the condition and the land itself is likely worth more than what I will accept.  

But, we have a hard and fast rule of not accepting applications if the eviction falls withing 3 years.

Many of my offers aren't accepted but enough are.

If you get a financial partner offer to accept less than 50% for your compensation.  

This is Chicago and I have to accept the lease with the building.I have  spare place where I could relocate him, but his lease is way below market value and I rather get him out.
