The smaller unit is essentially like a studio so didn't cost much to fit up. 

Paying a few thousand extra dollars now (if you have it or if it fits your calculations) to get a lower rate locked in for 30 years will pay for itself a few times over.

Our Market is still very affordable, rentals still fit the 1% rule, properties from light rehabs to full gut, great profit margin and plenty of inventory. 

There are recommended screening companies there where you can do your research to see which company best fits your screening needs.
