Tampa appraiser ready to start investing

Hi Everyone, after years of thinking about getting into investing I've decided to take the plunge and get started. I've been a real estate appraiser in the Tampa Bay area for 15 years.  Being self employed I decided I need to explore some retirement options and, like many of you, I think real estate will be the best fit for me since it's something I've enjoyed for quite a while now.  I'ma single dad with two kids so I don't have a lot of capital right now.  My plan was to start with wholesaling to raise some capital for buying and holding multi family. Any opinions or advice you may have would be GREATLY appreciated. I'm a Certified General Appraiser so I work with residential and commercial properties so I'm hoping to eventually move into apartment complexes.  If any of you want to bounce some questions off of about an appraisal you had or will be getting, please feel free to reach out.  I love talking real estate and enjoy giving insight.
