I have seen a lot going on in the Fitchburg / Leominster area however I am no expert on those areas out near Worcester. 

We did all the work ourselves and with my dad, who is in construction and a tile expert.

He in an Vegas expert and produces tons of great content online.

Do you really want to help people, or do you want to come across as the "expert" so everyone will give you some admiration, irrelevant of your advise being wrong?

I am in my third decade as a real estate investor, and knowing what I know about how hard it is to manage a deal, I would absolutely go with professional syndicators, who have teams of people, experts, technology, and processes to acquire and manage the very best deals.

It is not for everyone, but some may benefit from this  Talk to your local MLO expert.

I'm going to dig into the details with my accountant to make sure I fully understand it and we got it right (my accountant is not an expert on this but seems to work it out).  

If anybody has recommendations for a good Qualified Intermediary in New Hampshire, I'd appreciate it.Also, if some of the BP 1031 experts (eg: @Dave Foster or @Bill Exter) could chime in, I would be grateful.

This put me in a position of "skin in the game".If you would rather go it alone, you still need to find someone with boots on the ground that can be your Market Expert, as well as helping you put any other parts together for you (i.e., rehab, PM, etc...).Visiting the State would be nice, but unless you plan on making a week of it (even that isn't enough time), you are much better off with a relationship with someone with "boots on the ground".
