I have two elderly tenants in my duplex one lives upstairs and the other downstairs separate one 80 year old lady and a 60 year old male.I get a call today with her frantic  and explaining that she heard loud bangs and glass breaking!

I've been doing a lot of research and networking since last year and before my lady and I purchase our 1st investment we want to make sure its a good deal, and get the advice from our fellow BP Pro Investors or anyone that has some knowledge in flipping houses in Los Angeles, Ca(preferably) but any advice is welcomed.

But I feel like just letting her out of the lease really screws me over.Secondly, she is the kind of lady that has lived with all the finer things in life... so she has a boatload of stuff in that unit.

Now I would have never rented to this lady based on my tenant screening but it is what it is. 

I showed a lady, how to find deals and helped her with funding,  she made over 370k on her first and only flip, therefore, she was like that is good enough for me, I am done lol, funny part I didn't make any where near that on my first flip, have since, guess I am a good teacher lol, that was in a competitive market.

I've ditched a couple already and the lady I'm working with now is unbelievably responsive and has excellent communication skills.

My parents had a lady that was suing us at one of our rental properties one time, my brother had a heart transplant, my friend jumped off the golden gate bridge, and another friend I know died before he finished high school from a seizure.
