These are my first two, but this endeavor is something I want to RUN with, and I would love nothing more to focus on following finding great deals rather than worrying about my DTI.

I would almost say that of the four areas you listed, you should strongly consider focusing on which one is closest to you.I would also say to be careful about partnerships.

The main thing is to not lose focus. 

First, your goals should never include a number of properties...those are the wrong numbers to focus on.Second, holding the property appears to not be a profitable solution. 

No one can determine that but you guys.Can you put your older children in the same room for a year and focus on paying down debt and rehabbing?

Especially focus on the "if then what's".
