These will be a $85,000 distressed property with a $102,000 Rehabbing cost and they after repair value would be $255,000. 

The cat skeleton you can argue holds no material value.

I would definitely sell with the tax per value right now and really spend some time trying to figure out why you want to invest and how much you want to be involved.

I like Sean's suggestion of just setting it up in case you utilize it and find replacement property(s) within the allotted timeframe.This is where I may be of value to you.

@Sam ChicquenSam, little late to this but I’m an investor/agent based out of Tampa Florida.I like Tampa and the surrounding markets for its cash flow and appreciation potential.There are still a ton of mom and pop investors that own commercial multi (5+) and I’ve had some good luck connecting with these owners and purchasing from them.The last deal I did was a commercial off-market value-add multifamily and was able to secure seller financing.Downside is flood insurance has gone crazy down here and can really kill some deals.Happy to help you with your search.

What I have found as a common occurrence while researching and making models is that you really need about 3 acres to make boat and RV profitable and worth your time (depending on the value of land in your area and how close you live to it). 

We literally just got through the 6 month hurdle to get it into the LLC; now we are told it has to be a second home mortgage and back in my name to pull equity.Current loan is 237K owed; 450K+ apraisal value
