That may be a tiny part of it, but I think the other major factor here is that there are so few good comps in the areas where I'm selling that appraisers would rather use other comps of mine (because they are good) as opposed to bad comps from other sellers.My guess is that if there were other good comps out there, appraisers would certainly prefer not to use all of mine over the others...it's just worth noting that appraisers aren't going to screw me (and hopefully others) by using bad comps when the alternative is using my own comps.

The only job I could get was in Philadelphia so I moved there all on my own, not knowing a soul, and the old Mercury Marquis I'd had since I was 18 and bought for $2500 was not gonna parallel park in the tiny places available where I lived.

.- Site a tiny house or (2) and rent it AirBnB- Lease the land to a billboard company- Lease the land to a satellite or antenna company where they can put antenna's on your yard.- Coordinate with neighbor for their potential needs (direct lease to them)- Coordinate with neighbor for access to improve market value of your dog-leg parcel- Donate the land to the local garden club to improve the aesthetics and drive higher rents.

This tiny town of 3,500 is located in northeastern Kentucky approx. 30 mins from both Ohio and West Virginia.

In other words, even if one tenant pays $400 for a tiny room and another roommate pays $800 for a master suite, each tenant is still liable for the full $1,200 rent, even if some of the tenants flake out.All for one.
