Community.As I teach an ESL class I was approached by several students who are looking to buy property in New York, however they are international and are looking to pay cash.

They are a huge part of my overall business/REI plan...and a key component to what I teach...but, like any type of REI, you have to know how to analyze...and in this case what to analyze.

In this business I would say that I have a sponge mentality and once I'm experienced enough I can teach my children all I know.
