It may take a combination of these for you to reach your "sweet spot" but since the Fed will raise rates in a couple of weeks, I don't expect it to get easier.Remember, if real estate investing was easy, everybody would be doing it. ;-) Be exceptional.

@Joshua D. first let me start by saying that if there is an investment strategy that is successful for you than trading your sweet spot for speculation isn't always the best strategy.
