Your Capital partner is going to want the normal market rate as a return on Capital they lend out, the other lenders will do the same.The one added feature of using a HML is they will not finance a deal they are not confident in.

*I am in the state of Florida; all counties do keep online depositories and there are MANY other resources at our disposal (can’t be sharing sources now can I?). 

Most of the sources I'm directed to end up being an ad/sales pitch. 

. • Any additional sources of income that applicant wishes to disclose (i.e. child or spousal support, trust income, financial reserves, etc…). • Any rental subsidies which you wish us to consider.
