@Derrek J HooymanI'd personally wait til after the tenant moves out again so that you have a clean slate to work from.I feel like value add recommendations have to come from you or your realtor...aka someone who has seen the property and ran the numbers.

I guess I will try and talk with him when I move in but I’m confident you can’t even rent a studio apartment in this zip code (06790) for $7504) When I sit down with him upon closing I plan on asking him personally if there’s anything that should be brought to my attention that needs to be done that I may not have seen on the home inspection which I will absolutely repair.

Personally, I invest in Memphis, TN for 2 reasons: 1) I believe it is the best market for real estate investors for all the factors mentioned above. 2) I live here and if investing in my own backyard of Memphis is a great idea, why would I go anywhere else?...
