My Husband and I started investing and managing out own properties and its has been a ride specially in California.

This has been a very interesting read/ride for me.  

But if you do buy it right and you do maintain it and you do plan for a worse-case scenario, at least you have a fighting chance of riding out the storm.I guess it's a matter of preference, personal portfolio, and tolerance for risk.

(I feel like this option is riding a thin line.)We don't want to risk any tax/legal consequences by doing this incorrectly but want to figure out the most advantageous route to go.

My strategy was to BRRRR however it has bee a rough ride since I purchased it.

The insurance agents justification is that they will replace the roof after their nasty hail/ice storms which go bad every 8 to 10 years.I understand labor costs are different in other states, but it's not like Home Depot charges different costs on materials.

I'm a little older 54M and riding a lease out until end of April in Church Hill. 

Run the numbers and keep upping that price where the average investor can at least see a net zero with property management riding on it.
