In the Charlotte market I am see 20-25% down for investors with good experience and buying right, but cash-out across the board has been limited to 60-65% LTV and in some cases the lender will request additional funds held at closing to cover some payments.

I send out requests and correspond via email through the platform.  

My request is protected under the essential business activities. 

There are certain situations, such as repair requests going ignored, where the tenant can report you to HUD and they will withhold paying rent.

I've had PMs send "technicians" to check a guest reported  problem that have resulted in requesting that I replace a dryer that just needed a $75 part, calling a $300 electrician who finds nothing even after I tell the PM that there is NO wiring within 10 ft of a guest reported "hotspot" in the floor (say what?)...

How do you guys currently manage your maintenance requests as they come in?

Looking at it in hindsight I should have requested several things including exceptions during pandemics, the credit score minimum I require for placing a tenant, the exact security deposit, and how credit and background checks are processed.
