.- Utilities - Be sure to understand (especially if buying turnkey because the lease is already in place) who pays utilities including, garbage, lawn care, snow removal, pest control, etc.

Do not ever send one message from your broker branded email or a phone number controlled by your broker.   

Focus on things within your control, unfortunately this situation is not one of them.

They take a lot of your cashflow and a lot of control you have over your property, buyer beware.Have multiple exit strategies if you need them and make sure you are conservative with all your numbers so you don't get caught with your pants down.

That way I can use as little money as possible to control a deal.
