Can I hire Agents for onesie twosie projects productively like that?

I know they say, multi-family is the way to go for cash flow but this being my first investment, we wanted to start off slow, someplace with a good school district. 

A lot of rental product is just now hitting the market and will be coming on line in the near future. 

Keeping that in mind and the fact he is trying to sell his own product, he gives misleading advice to sway people away from the other investments.I like single family.

My experience with short sales are slow (months, not days) and high drama. 

@Douglas Ellis this is truly difficult to answer without knowing your whole position, experience, goals, etc. you can make an argument for each method. 20% down minimum exposure, rent as-is, won’t cash flow as high, but if you can manage and maintain, the product will hopefully run itself with the occasional maintenance call and such.

It was a slow water leak, not an absolute emergency but something we wanted handled ASAP.

The 10 year maturity date is where the HELOC will modify into a different product all together.
