When doing a sandwich lease option you can sell to a financed buyer without having to worry with any anti-flip time periods that you would if you owner financed the home and tried to transfer the deed within 90 days of purchase.

Plus, if you find out during that contract period you would rather work with a different agent because the one your "signed with" is not what you thought they were (as in NOT REI friendly), you're stuck.

I used hard money with a 9 month period to pay of the note I had it under contract twice in which  I wasted a lot of time and money just sitting on the market it ARV came in at $68000, the balance on the note is 40k interest only I have this property cash flowing 925/month. the bank has given me time to figure this out as well ofered me more money for new purchases .Credit not quite where it needs to be to refi but close if there is any one in the BP community that has advice or willing to partner with me on this deal to share the income I welcome you.

Also, the property is listed 'as-is' but I am sure I would want an inspection period and have the offer contigent on satisfactory inspection reports.Anything else I am missing?

That's what RE agents and wholesalers do, they sell properties that they don't own.The hotter the market and the closer to the peak I think we are, the greater the market risk and the shorter the holding period I want.
