repost from earlier post...Hello everyone, in my first 90 days, I took the challenge and found my first investment property with incoming money producing tenants.

I know people who've had success with Buildium and I can tell you from personal experience that Appfolio can pretty easily handle a portfolio of several hundred units.

A little background...I own a personal home with about $1.3m in equity, and I have about $750k cash. 

She thinks it’s ok to stay for free and she deserves free housing, non paying her dues or any thing just because she does not have a job (on purpose) and does not have money ( has all money for fancy furniture and gadgets)But anyways she has not paid her move in deposit ( paid partial) and has not carried renters insurance.

I like to buy properties that I would feel safe and comfortable living in personally if I ever needed to live there.

A: Landlord has an obligation to provide clean water, suck it up and buy it.B: Hard water is bad for your plumbing, buy it hopefully to decrease future repairs.C: Water softeners, like under-sink disposals, ice makers, ceiling fans, love to break and cost you money.

@Anthony PriloIt sounds like you are trying to transfer a personal property into an LLC since you are now making it into a rental property.When I did this, the real goal was to transfer ownership to the LLC but maintain the current (low-interest) loan.

There is money going into the city but a lot of the properties in that area can have a good amount of deferred maintenance.
