I think those lower bids are for properties where the lender thinks they have a short at collecting a deficiency.The opening bids are published Monday afternoon by the public trustee (a county office.)

Apartment Loan Store often comes up and they publish the cap rates.

Agents are NOT allowed to practice law in any way, but in Ohio they are allowed to help with a "standard" preprinted fill-in-the-blanks real estate contract form that is published by a recognized agency like the Ohio bar or the Ohio Realtor's association. 

A executes a note (could be a partitioned note, but I won't go there) payable to the Trust for 30K with a second filed on Property #1 and Property #2, a blanket mortgage.

Litigation is a little easier to do broadly than transactional, in my opinion.One suggestion is to search for legal articles in the specific area that you are seeking because the attorney publishing an article in that area probably does know something about it (but not always).If you have trouble finding the right person for your sub-specialty, please feel free to email me with a description of what you are seeking and I can ask around.
